The Land Buyer's Guide

What to check before you buy acreage or a homesite in Williamson County.

1. Utilities

Confirm who supplies electricity, water and internet, and what it will cost to bring service to your building site. Long runs of line can add real cost.

2. Septic & wells

Many rural lots need an on-site sewage facility (septic). Soil and lot layout affect which system you'll need. If there's no water service, find out what local well depths and water quality look like.

3. Restrictions, HOAs & MUDs

Read the deed restrictions and HOA rules (minimum home size, materials, setbacks, outbuildings, animals), and check for special district taxes such as MUDs.

4. Survey & floodplain

Get a current survey showing boundaries, easements and encroachments. Check FEMA flood maps, and confirm buildable area near creeks or bluffs.

5. Access & topography

Confirm legal road access, driveway placement, slope, rock and trees. Building on a slope or rock can raise foundation costs.

6. Financing

Land loans often need larger down payments than home loans. Many buyers use a lot loan followed by a construction loan, or a single-close construction-to-permanent loan. Talk to a lender early.
